Those of you who are unhappy landlords probably can’t imagine having tenants who average over ten years of residency. I’ve had two tenants who have lived with me over 20 years. The person who is just starting out without much cash or credit can negotiate to lease a higher priced property in a better area that wouldn’t make any sense at all as a rental if its purchase had to be highly leveraged with a conventional loan. A “sandwich lease” is nothing more than a basic lease which contains a provision for the tenant to sub-lease the property. When approaching owners to obtain a sandwich lease, it’s important to make a good impression. Be neat, groomed, and convey a sense of reliability. Even though, by leasing their property you will be solving a financial or management problem, you’re still asking them to trust you with their house. One lady, who was nervous about leasing her pristine house, agreed to do so only if she could approve the tenant I selected. That worked out well for me. No money was due until her approved tenant had paid me his. When you can sub-lease it to a long-term tenant, you’re virtually guaranteed trouble-free income for years.

Another use of the Sandwich Lease is for the investor, who doesn’t like management, to fob off these chores to another in return for some of the gross rents. One eager young man formed a management corporation that managed houses for owners using a “performance sandwich lease”. A composite sandwich is merely the joining of several different materials to form a structure. In a very real sense a typical surfboard is a sandwich comprised of foam and fiberglass, held together by polyester resin. Increasing by a factor of 1 increases stiffness by a factor of 4. In our wakesurf board the core of the board acts like the web of an I-beam and the fiberglass skin acts as the facings. The composite sandwich improves on this, by placing a high density foam skin between the two layers of fiberglass on the deck. On a normal surfstyle wakesurf board there is no distance between the two layers, and so by increasing the distance the stiffness is increased drastically, as well as improving strength and dent resistance.

I love using fruit to sweeten foods. I use fruits when I cook chicken and when I cook beef. I’d like to share some chicken dishes with you that are quick and easy to prepare, yet very flavorful from the fruit.

The first dish is Chicken and Apricots:

3 or 4 chicken breasts
1/2 cup dried apricots (I’ve used canned and it’s come out great)
1/2 cup apricot preserves
2 cloves of garlic, put through a garlic press, or chopped fine
1 tablespoon plus one teaspoon reduced sodium soy sauce
Salt and pepper to taste

Mix together all ingredients and marinate the chicken overnight. When you’re ready to cook, place the chicken on a baking pan, pour the sauce on top and bake for about fifty minutes at 350 degrees. Chicken should be cooked through. Serve each piece of chicken with a few of the apricots on top.

This next dish has a sweet and sour taste to it. It’s called Pineapple Chicken:

3 or 4 chicken breasts
1 – 20 ounce can of pineapple chunks (do not drain)
2 cloves of garlic, minced
1/2 envelope onion soup mix
2 tablespoons butter, melted

Coat the chicken with the melted butter. Broil for ten minutes on each side to brown the chicken. Mix together the onion soup mix and pineapple with juice. Pour the mixture over the chicken. Wrap in foil and bake about 45 minutes at 350 degrees. Your chicken should be very moist after being cooked in wrapped foil.

When grapes are in season, you can cook chicken with grapes also:

3 or 4 chicken breasts
3/4 cup seedless, green grapes
1/3 cup white wine
2 tablespoons butter

This recipe is done in a skillet. Melt the butter in the skillet. Add chicken and brown on all sides. Add in the wine and coat both sides of the chicken in the wine. Cover and simmer about 45 minutes. Chicken should be cooked through. Add the grapes and cook until grapes are heated through. Uncover and serve. When serving, serve a portion of grapes with the chicken. You’ll taste the grape flavor as you’re eating.

All of my recipes call for chicken breasts, because that’s what my family prefers. If you prefer dark meat, substitute the equivalent amount of dark meat to each recipe. We tend to use skinless boneless chicken breasts. This does cause the chicken to be a bit drier. My mom cooks chicken with the skin on and bones in. She much prefers the moister end result.

Mix the orange juice and orange rind into the mayonnaise. Add the rest of the basil. Cut the cold chicken rolls into 1.5 cm slices. Top each cracker with some of the orange spread, then a chicken and ham pinwheel. Serve them immediately.

“National Pizza Month” is in October but you certainly don’t have to wait until then to pay homage to this magnificent creation. Pizza, often referred to as “pie”, is definitely not an acquired taste; it’s love at first bite. Nothing says flavorful and delicious quite like a pizza, but what makes it so irresistible and one of America’s most favorite foods? Is it the dough, the sauce or the toppings or the combination and balance of all three? Ask any pizza aficionado and you’ll most likely hear a different answer. Pizza is just one of those sensory-pleasing foods people are passionate about and love to splurge on.

The origins of pizza have long been the subject of much controversy. Variations of this humble pie can be traced back to ancient times yet no one seems to know who the actual inventor was. Contrary to popular belief, it was not the Italians. While no one can deny the Italians put pizza on the proverbial map, according to food historians, that claim to fame actually belongs to the cultures of the Mediterranean who created their own versions of “pizza” by using round flat breads with olive oil or cheese and a variety of toppings, herbs and spices.

The Italian peasants of Naples, however, have been given the credit for inventing the first pizza with tomatoes. It wasn’t until the beginning of the 18th century, when tomatoes were added to the flat bread that it became “Italian” and evolved into the familiar pie we know today. Naples is also credited as having the world’s first authentic pizzeria called, Antica Pizzeria Port’Alba, circa 1830, and 176 years later, it’s still in business. Legend has it that in 1889, during a tour of the kingdom, Queen Margherita observed peasants feasting on large flat bread. In spite of the fact that it was unbecoming of a Queen to associate with peasants much less eat the same food, her curiosity peaked and she ordered her guards to bring her one to sample. Delighted by its taste, she summoned the most notable pizza chef in the city, Raffaele Esposito, to the royal palace to prepare her a selection of ?flat breads?. Flattered by her request, the pizzaiola created a few varieties, one of which represented the green, white and red colors on the Italian flag by using Basil, Mozzarella Cheese and Fresh Tomatoes. This was the Queen’s favorite and in her honor, it became known as the “Margherita” Pizza; a delicious alternative to the traditional pie and one of the most popular pizzas of today. It is said that Neapolitan pie is the best pizza you will ever sink your teeth into and still today, Naples is known as the “Pizza Capital of the World”. Perhaps for these reasons the invention of pizza is attributed to the Italians and more
specifically to Raffaele Esposito.

In the late 1800s, Italian immigrants began their exodus to America; most of whom arrived on Ellis Island and settled in New York City. They brought with them their culture and passion for Italian cuisine. They longed for foods that reminded them of their home and ethnicity. In 1897, an Italian immigrant, Gennaro Lombardi, also known as “The Father of American Pizza” opened a grocery store on Spring Street in Little Italy, New York where he sold pizzas. In order to handle the increased demand for this beloved pie, in 1905 he opened the first licensed pizzeria in the United States and not surprisingly, called it, “Lombardi’s”. Over one hundred years later, you can still get pizza from Lombardi’s.

Pizza did not actually gain widespread recognition until the end of World War II. During their tour of duty, the American soldiers stationed in Italy were introduced to pizza and in 1945, when they returned home to the states, they brought with them their love for this mouthwatering pie and a craving that wouldn’t stop. By the mid 1950s, this once-upon-a-time peasant food became a significant part of American cuisine and today it has grown into a global obsession.

In the early eighties, Wolfgang Puck hired a master pizziola named Ed LaDou as the pizza chef for his restaurant, Spago’s of Hollywood.
